What type of service does Beachill Construction Solutions deliver?

• Beachill provides a complete design and construction service, incorporating their client’s design and vision; to enable them to be brought to reality.

• This process includes; Concept Drawings, Development Application (DA) or Complying Development Consent (CDC) submissions, the required Consultants for the project and the construction process itself.
 
• Throughout this process, we co-ordinate all required inspections, certifications and compliance certificates.  We deliver the “complete package”, which enables our clients to sit back and relax while their building works are being undertaken.

 

What are Concept Drawings and what do they include?

• Concept Drawings are the first point of discussions / drawings for a client’s proposed design.  Our Concept Drawings include detailed: Floor Plans, Elevations, Site Plans, 3D Modelling and Perspectives, which gives our clients a visual perspective of their design.

• Our Concept Drawings are detailed architectural drafting drawings (including full measurements and specifications).  How could a client commit to a builder who provides hand sketches or verbal promises, when spending so much on building your dream home?

 

What is the difference between a DA or a CDC?

• A Development Application (DA) is lodged with your Local Council via the Town Planner.  This process can take between 2-6 months, depending on the Council requirements.
 
• A Complying Development Consent (CDC) is lodged via a Private Certifier.  This process can take between 3-6 weeks.
 
• Beachill works with Town Planners and Private Certifiers on a regular basis to make this process as smooth and as efficient as possible.

 

Do you have drawings and/or approvals, but are looking for a builder?

• Beachill is able to work alongside you to provide a fixed price quotation, within your project budget parameters.  We operate using the Housing Industry Association “NSW Residential Building – Fixed Price Contract”, which clearly outlines the building works and pricing involved within each project, and removes any hidden surprises.
 
• We believe in providing clear transparency within our detailed documentation and contracts, thereby avoiding any variation for our clients.

 

What are Beachill’s “5 phases of building”?

• Initial Enquiry – The client, reaches out to Beachill via our office phone (02) 9971 0071, or visits our office at Unit 57, 176 South Creek Road, Cromer, to discuss project requirements.

• Consultation – We like to conduct the first meeting at your home, to gain a greater understanding and feeling of the particular location.  At this meeting, we listen and discuss your needs and ideas, focusing on the design you, as the client, are trying to achieve.  We also discuss your project design, finishes, layouts, colours, specifications and budget.

• Detailed Concept and Planning – Our Concept Drawings will be produced for your project, including;  Floor Plans, Elevations, Site Plans, 3D Modelling and Perspectives.  Following acceptance of our Concept Drawings and Quotation, the completed Housing Industry Association “NSW Residential Building – Fixed Price Contract” will be delivered to your home for signing/exchange.

• Construction – The building works will commence within 2 weeks of receiving the Construction Certificate for your project.  Toby Reading will be your allocated Project Manager for the construction duration and your first point of contact.  There will be a detailed “Project Schedule” in place, which enables you to track the progress of your project.

• Project Completion – Upon completion of your project, Beachill do a “walk through” with the client and hand over all keys and warranties, etc.  All required Certificates will be issued to the Private Certifier to enable the Occupational Certificate to be issued.

 

What type of building contract should I be using for our building works?

• There should be a “Building Contract” and “HBCF Home Warranty Insurance Policy” in place, for all building works being undertaken, where the project value is greater than $20,000.

• Beachill uses the Housing Industry Association “NSW Residential Building – Fixed Price Contract”, for all of our projects, which clearly outlines the building works and pricing involved within each project, and removes any hidden surprises.

• All projects undertaken by Beachill will have “HBCF Home Owners Warranty Insurance” in place.
