Our Process

Initial Enquiry

If you are interested in engaging Beachill Construction Solutions for your project, please contact our office on (02) 9971 0071, or enquire via our website “Enquiry Form”, or visit our Beachill office at Unit 57, 176 South Creek Road, Cromer, to discuss your project requirements.  We will promptly arrange a suitable time and day to have an on-site meeting with you.


We always prefer to conduct the first consultation meeting at your home, to gain a greater understanding and feeling of the particular location.  At this meeting will be Luke Reading (Beachill Joint Director) and Jay Ukalovic (Beachill Designer).  We will listen and discuss your needs and ideas, focusing on the design you, as the client, are trying to achieve.  We will also discuss your design brief, finishes, layouts, colours, specifications and budget.  Following this meeting, we will provide to you our “Design & Construction Fee Proposal”, to produce the Initial Concept Drawings through to Final Drawings and Documentation.

Detailed Concept and Planning

Following acceptance of our “Design & Construction Fee Proposal”, we will produce Concept Drawings based on your Project Brief, which will include; Floor Plans, Elevations, Site Plans, 3D Modelling and Perspectives.  We will then arrange a mutually convenient time for you, the client, to meet with us in our office at Cromer, to be presented with the “Concept Drawings” and “Project Budget Analysis Report”.  At this meeting, we will also answer any questions you may have, and will provide all of the necessary information to assist you in making your decision to proceed with Beachill Construction Solutions.

We then commence work on final drawings and documentation, along with engaging the required Consultants, to enable submission of the plans and documentation.  The requirements of your project, will confirm as to whether your project will require a Complying Development Consent (CDC) or a Development Application (DA).

A Development Application (DA) is lodged with your Local Council via the Town Planner.  This process can take between 2-6 months, depending on the Council requirements.  A Complying Development Consent (CDC) is lodged via a Private Certifier.  This process can take between 3-6 weeks.  Beachill works with Town Planners and Private Certifiers on a regular basis to make this process as smooth and as efficient as possible.

Following DA or CDC approval, and the finalisation of the required Consultant Reports, Beachill will supply a “Fixed Price Building Quotation” for your project.  Upon acceptance of our “Fixed Price Building Quotation”, the “HIA NSW Residential Building Contract” will be delivered to your home, for signing/exchange.


At Beachill, we believe in thorough project planning.  Prior to any works being undertaken on site, we will confirm all project items, such as; PC items, tiles, joinery, stone, cladding, finishes, colours, etc.  These items will then be documented and inserted into our “Project Finishes Schedule”.

All Beachill projects have a detailed “Project Timeline Schedule” in place, specifically designed to suit your desired completion dates, and which will allow you to track the progress of your project.

The building works will commence within 2-3 weeks of receiving the Construction Certificate for your project.  Toby Reading (Beachill Joint Director) will be your allocated on site Project Manager for the construction duration and your first point of contact.

Project Completion

Upon completion of your project, Toby Reading (Beachill Joint Director) will do a “walk through” with you, the client, and will hand over all keys and warranties, etc. for your home.  Beachill will also arrange for all required Certificates to be forwarded to our Private Certifier, to enable the Final Occupational Certificate to be issued.
